Specialist Disability Accommodation(SDA) is a form of housing support under the National Disability Insurance Scheme(NDIS) for eligible participants. It is designed for those who require specially designed or adapted homes to live independently in the community and improve the delivery of supports. SDA support service is a housing program designed for people with extreme functional impairment and/or very high support needs, helping them live comfortably and independently in a more accessible and secure environment.

The SDA Design Standard is the outcome of extensive consultation across government, private sector, disability service providers and the housing industry. It sets out a customised design layout that will be incorporated into newly built SDA. This standard has four categories of SDA design which are set out in the SDA Rules:

The National Disability Insurance Agency decides who is eligible for SDA. The eligible participants get the funding included in their plan to take care of any disability-related housing expenses. Though, tenants will still need to pay a reasonable amount of rent. Please note that SDA funding doesn’t include support costs which mean that SDA and Supported Independent Living (SIL) providers will be two separate providers.
